Perched on the water off Vanderbilt Beach, this four-story estate pushes the limits of design and engineering. Built on a compact lot, the home takes full advantage of every inch of usable space, standing tall as a dramatic statement on both the intercoastal and within the neighborhood. For Beacon Outdoor Lighting, the challenge was clear: illuminate this property in a way that honored its scale while ensuring it made an unforgettable impression from every angle.

Front and Rear Elevations

Because the home is highly visible from both the street and the water, it was essential that each façade received equal design attention. To achieve this, we installed over 100 in-ground uplights, washing the towering elevations in light. Along the rear of the home, each column was carefully illuminated to emphasize architectural rhythm while creating a sense of drama and elegance across the expansive outdoor spaces.

Terraces Brought to Life

The home features multiple terraces, each a unique retreat designed for outdoor living. Terraces, while stunning, present challenges when it comes to lighting—too often they’re left underlit. Here, we blended several techniques:

Coach lights for warm ambient glow.

Uplighting to create reflective illumination off walls and ceilings.

Integrated strip lighting recessed into wall applications, ensuring every space is usable, comfortable, and visually striking after dark.

The result is a series of terraces that feel equally inviting at night as they do during the day.

Dock and Pathway Lighting

Along the dock, flush-mounted indicator lights were installed directly into the decking to provide subtle but effective guidance for safe navigation. Throughout the property, tread lighting recessed into each stair ensures guests and homeowners can move between levels and living spaces with ease. The combination of functional safety and seamless design reinforces the estate’s luxury feel.
